How to Register Your Document at the Sub-Registrar Office (Urban Area)
The process in urban areas is a little more organized (and slightly faster) compared to rural areas, because most urban Sub-Registrar offices are now digitized.
Step 1: Draft Your Document
Prepare your document carefully (e.g., Sale Deed, Gift Deed, Mortgage Deed, Lease Agreement, Affidavit, etc.).
It should be typed on plain paper first.
Example: For property registration, a Sale Deed must mention property details, parties' names, consideration amount, possession status, etc.
Step 2: Buy E-Stamp or Pay Stamp Duty
In most cities, e-Stamp is mandatory (physical stamp papers are not used much anymore).
Pay stamp duty:

Get the e-Stamp pramanpatra.

Step 4: Visit the Sub-Registrar Office
Take the following with you:

Identity Proofs (Parties) Aadhaar, PAN card, Passport

Both Parties + 2 Witnesses must be present.
Step 5: Document Verification by Sub-Registrar
Registrar checks the Kagadapatre.
Verifies stamp duty payment.
Matches ID proofs with document.
Captures thumb impressions, photographs, and signatures of parties and witnesses.
Step 6: Final Registration
Sub-Registrar digitally signs the Kagadpatre.
A unique Registration Number and Receipt are generated.
Step 7: Get the Registered Document
In urban areas, the scanned registered copy is often available within 1–3 working days.
You can collect it physically or download it online (if your city office provides that service).

Important Notes
Make sure name spellings match on Aadhar, PAN, and document — otherwise, problems happen.
Sakshidar should be Praudha (above 18 years), Mansicdrushtya sadhrudh, and bring Olkhapatre.
If Malamatta is jointly owned-sayoukata malkichi (co-owners), all Sahamalak must be present.
Photo and thumb impression capture is mandatory in most urban registration offices.
