1. Draft the Sale Deed
Hire a lawyer or use a legal document service to draft the sale deed.

Sale consideration
Deyak Ati
Taba dinaka
Signatures of Kharedi Khat Denar and Ghenar
Two Sakshidar sign/sahi
2. Stamp Duty and Registration Fee
Pay stamp duty and registration charges applicable in your state.
This can usually be paid online via the state’s property registration portal or at designated banks.
Stamp duty varies by state (generally 3–7% of Malmatta value), and Nodani Shulk are ~1%.
3. Visit the Sub-Registrar’s Office
Schedule an appointment online (if available) or visit the Sub-Registrar Office (SRO) where the property is located.
Both buyer and seller must be present with original documents and valid ID proofs.
4. Documents Required

ID proofs of buyer/seller (Aadhaar, PAN, passport, etc.)

5. Execution and Biometric Verification
